Revitalisation of the old aerated concrete plant in Rheinau

In March 2025, the Hagedorn Group will begin demolition work on the former Xella production site in Rheinau-Freistett. The site, which covers more than eight hectares, will be transformed into a modern business park that meets the highest ecological standards. The responsible building authority has already issued a favourable preliminary building permit.

The business park, developed by bauwo Grundstücksgesellschaft, will comprise two halls with a total area of 43,000 square metres. These halls are designed to be flexible so that they can respond to the needs of local and international companies. The site is particularly attractive for trade and logistics due to its location on the French border and as a transport hub between Germany and France.

Sustainability is an important part of the project. The dismantling work includes the recycling and reuse of materials, with the aim of keeping as many resources as possible in the cycle. Hagedorn achieves recycling rates of around 97 per cent. The business park will also be equipped with sustainable technologies, such as heat pumps and photovoltaic systems. The plans also include the preservation of existing trees, near-natural outdoor facilities, façade greening and the creation of insect habitats.

DGNB Gold certification is being sought for the business park, which indicates particularly sustainable construction. Construction of the new building is scheduled to begin in the fourth quarter of this year, after the demolition work is expected to be completed in September.
