The Hagedorn Group acquired the property on Bahnhofstrasse in Osterweddingen in summer 2022 and has since been preparing the site for a new commercial use. For the project in Osterweddingen, Hagedorn is working together with GDD Development GmbH, a medium-sized, family-run investor from the Rhineland with Jan-Gerd Bach as Managing Director.
The plot of land on which the 14,200 square metre hall is being built measures just under 29,000 square metres. In addition, there is a total of 1,500 square metres of mezzanine space, which can be used as storage, social or office space. The modular construction made of prefabricated reinforced concrete elements allows a high degree of flexibility in the division of the commercial units, meaning that the hall can be divided into two units. A total of 40 car parking spaces will be available.
The commercial hall is operated with an air-to-air heat pump and the roof and wall insulation fulfils sustainability requirements that go beyond the legal requirements.
The demolition work has already been completed and the Hagedorn Group's civil engineering team will soon begin preparing the site for building construction. The site is located in the middle of an industrial area, north of the village of Osterweddingen and in the immediate vicinity of the federal motorway 14. The convenient location offers ideal conditions for the establishment of industry and logistics.
Planning permission for the hall has already been granted. Tenants are still being sought and can contact Jan-Gerd Bach (jg.bach(at)gdd-development.de) or Daniel Stoll (stoll(at)ug-hagedorn.de). The hall will be ready for occupancy ten to twelve months after the lease is signed.
