New prospects for the site of the old gas holder in Dormagen
The Hagedorn Group has acquired the 38,000-square-metre site on Zinkhüttenweg and is paving the way for a new commercial future.
For 25 years, a large gas storage tank dominated the Dormagen-Delrath townscape before the decision was taken in 2017 to demolish it. Since then, nothing has happened on the 38,000-square-metre area on Zinkhüttenweg, which had been lying fallow for a long time even before the demolition.
Now, the area in the district of Neuss has a new perspective: the Hagedorn Group has acquired the area with the aim of revitalising it and thus preparing it for new commercial use. To this end, Hagedorn is working together with GDD Development GmbH, a medium-sized, family-run investor from Erkrath with Jan-Gerd Bach as managing director.
‘The city of Dormagen is considered an attractive business location, partly because of its proximity and direct connections to Cologne and Düsseldorf. We are therefore very pleased to be able to create new building land here by reactivating a brownfield site, thus enabling new jobs to be created,’ says Alexander Emde, head of project development at Hagedorn Revital GmbH, a member company of the Hagedorn Group.
Getting to know each other at Expo Real in Munich
Dormagen's mayor Erik Lierenfeld is also pleased with the positive development of the area: ‘Last year at Expo Real, we got to know the company Hagedorn and subsequently brought them together with the property owners. Hagedorn has acted quickly and professionally here in close coordination with the Dormagen City Marketing and Economic Development Agency and the city planning department. The successful revitalisation of the site is an important step for us in meeting the demand for new settlements in Dormagen.’ The preparation of the development plan was officially launched in the planning committee at the end of August. This development will reactivate a brownfield site that has already been used, without the need to use new, unpolluted land.
This month, the Hagedorn team began work on dismantling the warehouse, the administration building and the foundations. Subsequently, the civil engineering team will begin to remove the four-metre-high protective walls and prepare them in accordance with a comprehensive soil management plan. Together with the Neuss Rhine district, Hagedorn has developed a corresponding concept to make the area usable again and to ensure that the contaminated sites are secured. The aim of the Gütersloh-based revitalisation specialist is also to promptly create the planning law for the business location. Further details of the project will be announced at a later date.
