New industrial park in Rheinau: demolition of the old aerated concrete plant begins

The Hagedorn Group will start the demolition works at the old Xella Germany production site in March. At the same time, marketing for the planned business park will begin.

On the site of the former Xella aerated concrete plant in Rheinau-Freistett, which covers more than eight hectares, a business park is being built according to the highest ecological standards. The responsible building authority has now issued a positive preliminary building permit for this.

The Hagedorn Group acquired the site in September last year and will begin by demolishing the existing buildings in March. Marketing of the planned commercial property will start in parallel.

The business park, developed by bauwo Grundstücksgesellschaft, will consist of two halls with a total usable floor space of 43,000 square metres that can be used flexibly.

The halls have been designed for third-party use, enabling bauwo to respond flexibly to user enquiries. The site is aimed at local and international companies alike. Rheinau-Freistett is strategically located on the French border and is considered an important transport hub between Germany and France. The location therefore offers ideal conditions for commercial and logistics use.

The first preparations for the demolition of the buildings will begin in mid-February. As soon as the work begins, it will include the disposal and recycling of the materials that arise. The aim is to reuse as many materials as possible and return them to the cycle. Hagedorn specialises in the reactivation of brownfield sites and disused industrial sites, and achieves recycling rates of around 97 percent on its construction sites.

Making the area usable again is an absolutely sensible step into the future. This is also because we are demonstrating how sustainable recycling management works here: by revitalising a former industrial site and almost completely reusing the materials from the demolition,’ says Frederik Haverig, Senior Project Developer at Hagedorn Revital GmbH, a company of the Hagedorn Group.

Christian Schulte, managing director of bauwo Grundstücksgesellschaft mbH, emphasises bauwo's clear commitment to the highest sustainability standards at the site: ‘With the Rheinau project, we are focusing on consistently combining economic efficiency and ecological responsibility. By using sustainable technologies such as heat pumps and photovoltaic systems on the roofs of the buildings, we are actively contributing to the reduction of emissions and the conservation of valuable resources.’

The aim is to achieve DGNB Gold certification for the planned business park, which is awarded to particularly sustainable buildings. Existing trees are to be preserved, photovoltaic systems will be installed on the entire hall roof area and natural and insect-friendly outdoor facilities will be designed. In addition, greening of the facade, green noise barriers and a species protection tower are planned. Furthermore, the use of eco-paving in the car parking areas will reduce the amount of sealing.

Construction of the new building is scheduled to begin in the fourth quarter of this year. The dismantling work is expected to be completed in September.
