Building permit granted: Hagedorn and BREMER create commercial space at Bartels Feld
Three modern and sustainable commercial halls are being built on the former site of Brüggershemke and Reinkemeier in Gütersloh. The building permit has been issued; work is scheduled to begin shortly.
The Hagedorn group and BREMER Projektentwicklung are developing the innovative ‘B Hub’ commercial park on a brownfield site of around 45,000 square metres, creating attractive commercial space. Thanks to its modular design, the ‘B Hub’ offers a flexible space concept that combines sustainable construction and resource-saving operation. The commercial space is ideal for logistics, production, service and craft businesses. The use of particularly high-quality building materials ensures that both industry-specific requirements and the needs of employees are optimally met.
Two strong and experienced partners, BREMER Projektentwicklung and Hagedorn Unternehmensgruppe, have joined forces to realise the project. Now that the building permit has been granted, BREMER will start with the building construction after Hagedorn has prepared the site for construction. A total of three halls with areas of 1,900, 1,980 and 4,970 square metres will be built on a 16,700-square-metre section of the site. In addition, 1,440 square metres of flexibly usable mezzanine space will be created, which can be used for storage, social or office space.
The new building is to be certified according to the Gold Standard of the German Sustainable Building Council (DGNB) and aims for CO₂-neutral operation. Each hall is equipped with heat pumps. The selection of high-quality building materials is also reflected in the insulation. The insulation values significantly exceed the legal requirements. A photovoltaic system with an output of 750 kWp on the green roof provides green energy, which can be used directly by the tenants via a tenant electricity model provided by BREMER. In addition, large-scale greening of the façade helps to improve air purity and provides a habitat for insects and birds.
The building permit also includes a felling permit for the oak tree on the property. Appropriate compensatory measures will be taken that go beyond what is required.
Hagedorn and BREMER are also planning a competition to support ecological initiatives from the district of Gütersloh in their sustainability efforts. Details and information on how to participate will be published at the beginning of the year.
